What to know before you rent
- Typical rents
- Statistik Austria's microcensus put average rent including operating costs at about EUR 10.4 per m2 per month in Q4 2025, up 4.6% year on year. (source, 2026-03)
- Deposits
- The deposit amount is a matter of agreement; an unusually high deposit is only allowed where the landlord has a particular need for security, for example a high rent, furnishings provided or doubts about the tenant's creditworthiness. It can be handed over as cash or a savings book. (source, 2026)
- Agent fees
- Since 1 July 2023 the 'orderer pays' principle applies to rentals: whoever first commissions the agent pays the commission, which in practice is usually the landlord. (source, 2026)
Short-term rental rules
- Vienna: Since 1 July 2024 flats may be let short-term for more than 90 days per calendar year only with a building-authority exception permit (max. 5 years); occasional home sharing up to 90 days a year is exempt. Stricter limits apply in designated residential zones. (source, 2024-09)
