What to know before you rent
- Typical rents
- New leases signed in Q1 2025 had a national median rent of 8.22 EUR per m2 a month; Lisbon municipality was highest among large municipalities at 16.00 EUR per m2. (source, 2025-03)
- Deposits
- For residential leases the deposit (caução) may not exceed two months' rent. (source, 2026-07)
- Leases
- Leases must be in writing. Fixed-term leases for a permanent home normally run at least one year; shorter terms are allowed only for stated temporary purposes such as study or work postings. (source, 2026-07)
Short-term rental rules
- Lisbon: Lisbon issued no new alojamento local registrations after February 2025. A December 2025 amendment to the municipal regulation keeps new registrations banned in high-pressure parishes and adds a citywide stop once a set ratio is reached. (source, 2025-12)
