Not every rental is a private landlord's flat. Three newer models are growing fast in many cities, and each suits a different stay.
Build-to-rent
Whole buildings designed and run by one company purely for renting, often with an on-site team, shared amenities (gyms, co-working, roof terraces) and longer, more predictable leases. Rents are usually higher than comparable private lets, but repairs and service tend to be handled professionally. In many countries these buildings advertise on the main local portals.
Coliving
A private room (sometimes with its own bathroom) plus shared kitchens and living spaces, furnished, with bills and internet included and a community programme. Typically rented by the month with short notice periods, which makes it popular with remote workers and newcomers. Compare it with a one-bedroom flat on total monthly cost, not just rent.
Serviced and managed apartments
Furnished apartments run by an operator rather than an individual host, rented by the night, week or month, with cleaning and support. See our aparthotels and serviced apartments guide.
Which to choose
- A few weeks to a few months, want it simple: coliving or a managed apartment.
- A year or more, want stability: build-to-rent or a private long-term let.
- On a tight budget: a room in a shared flat or coliving, compared on the all-in monthly price.
