Renting a flat in Barcelona
Barcelona mixes medieval lanes near the port with the wide, grid-planned blocks of the Eixample, where many apartments have balconies and high ceilings. Beaches, the Metro and a compact centre make it easy to stay a little outside the busiest streets.
Areas to look at
- Eixample: central, elegant blocks and good transport
- Gràcia: village-like squares and local shops
- El Born: old-town charm close to the Ciutadella park
- Poblenou: near the beach, newer buildings, tech offices
Local rules
Tourist apartments need a licence number (HUT) shown in the listing, and the city has announced it will not renew existing tourist-flat licences after November 2028. Monthly furnished rentals are a separate market.
- Since 1 July 2025 every unit offered for short-term rental on online platforms must carry a number from the national Registro Único de Arrendamientos; listings without it cannot be offered. Regional tourism licences still apply on top. (source, 2025-07)
- Renting a whole flat to tourists for under 31 days needs a HUT licence. No new HUTs have been issued for years and the city has said the roughly 10,000 existing licences will not be renewed after November 2028. (source, 2026-08)
