What to know before you rent
- Typical rents
- Using CPI rental data, the ABS reported a median rent of about A$650 a week in New South Wales in April 2025, the highest of any state; Western Australia was about A$613. (source, 2025-04)
- Deposits
- In Victoria a bond generally cannot exceed one month's rent and is held by the state Residential Tenancies Bond Authority, not the landlord. (source, 2026)
Short-term rental rules
- New South Wales: Under the state STRA policy, whole homes let without the host present face an annual 180-day cap in certain locations, including Greater Sydney; bookings of 21 or more consecutive days do not count toward the cap, and listings must be on the state STRA register. Hosted stays have no day limit. Most of Byron Shire has a tighter 60-day cap since 23 September 2024. (source, 2026)
