What to know before you rent
- Deposits
- Deposit rules are regional. In Brussels the rental guarantee may not exceed two months' rent excluding charges for leases signed or renewed since 1 November 2024, and must be released within two months of returning the keys. (source, 2026-08)
- Tenant rights
- In Flanders a landlord may ask for at most three months' rent as a deposit, held in a blocked bank account in the tenant's name, as a bank guarantee, or advanced via the OCMW public welfare centre. (source, 2026)
Short-term rental rules
- Brussels (City of Brussels): Renting a room or home to tourists in the City of Brussels requires registration with Brussels Economy and Employment, an urban-planning compliance certificate and a fire-safety certificate (renewed every 5 years). (source, 2026)
