What to know before you rent
- Typical rents
- CMHC's 2025 Rental Market Report puts the average two-bedroom purpose-built rent across major centres at about C$1,550 (up 5.1%) with a 3.1% vacancy rate; Toronto and Vancouver run well above average. (source, 2025)
- Deposits
- Deposits are provincial. In British Columbia a landlord may charge at most half of one month's rent as a security deposit (plus an optional pet deposit of the same maximum). (source, 2026-03)
- Tenant rights
- In Ontario most private rentals fall under the Residential Tenancies Act; for most tenants rent increases are capped by the annual guideline, which is 1.9% for 2027. (source, 2026)
Short-term rental rules
- British Columbia: In B.C. municipalities of 10,000+ people (and some neighbours or opt-ins), short-term rentals are limited to the host's principal residence plus one secondary suite or accessory unit; each unit must be registered with the province. (source, 2026-09)
- Toronto: Stays under 28 consecutive days count as short-term rentals and are allowed only in the operator's principal residence; platforms need a city licence. (source, 2026)
