What to know before you rent
- Typical rents
- Across Italy, homes let in 2025 averaged just under 80 EUR per m2 per year (about 6.6 EUR per m2 a month). Milan is the most expensive city, at about 206 EUR per m2 per year on standard long-term contracts. (source, 2025)
- Deposits
- A residential security deposit may not be more than three months' rent, and it earns legal interest for the tenant. (source, 2026)
- Leases
- Open-market residential leases run for at least 4 years, with automatic renewal for 4 more (4+4). Agreed-rent contracts run 3+2 years, and there are transitional contracts for shorter needs. (source, 2026)
Short-term rental rules
- Italy: Every property let short-term or for tourism must obtain a national identification code (CIN) from the Ministry of Tourism database and show it in all listings; the requirement applies from 1 January 2025. (source, 2025-01)
- Florence (UNESCO historic centre): Florence banned new short-term tourist rentals inside its UNESCO World Heritage historic centre in 2023; lets already operating before the rule may continue. (source, 2023-10)
