What to know before you rent
- Typical rents
- HDB median rents for whole-flat rentals in Q3 2026 ranged from about S$2,600 to S$3,300 a month for 3-room flats and S$3,000 to S$4,800 for 4-room flats depending on town (highest in the Central area). (source, 2026-09)

- Private homes must be let for at least three consecutive months, and private homes under 90 sqm may house at most six unrelated occupants. (source, 2026)
Short-term rental rules
- Singapore (private residential): Stays shorter than three consecutive months in private homes count as illegal short-term accommodation for both owners and tenants; hotels (no minimum) and serviced apartments (7-night minimum) are the legal short-stay options. (source, 2026)
- Singapore (HDB flats): HDB requires each tenant to rent for at least 6 months per approval; short-term letting of HDB flats or rooms is not allowed. Approvals run up to 3 years (2 years if any tenant is a non-Malaysian non-citizen). (source, 2026)
