Local rules
Private homes cannot be rented out for less than three months, and public (HDB) flats for less than six months. Serviced apartments are the legal option for shorter stays.
Stays shorter than three consecutive months in private homes count as illegal short-term accommodation for both owners and tenants; hotels (no minimum) and serviced apartments (7-night minimum) are the legal short-stay options. (source, 2026)
HDB requires each tenant to rent for at least 6 months per approval; short-term letting of HDB flats or rooms is not allowed. Approvals run up to 3 years (2 years if any tenant is a non-Malaysian non-citizen). (source, 2026)
