Renting a flat in Singapore

Singapore is safe, compact and connected by an excellent MRT network. Because private homes can't legally be rented for short stays, most visitors use serviced apartments and aparthotels, while longer stays use furnished rentals.

Areas to look at

  • Orchard and River Valley: shopping, serviced apartments
  • Tanjong Pagar: near the CBD, food and bars
  • Tiong Bahru: Art Deco blocks, cafés
  • Katong and East Coast: Peranakan heritage, near the beach

Local rules

Private homes cannot be rented out for less than three months, and public (HDB) flats for less than six months. Serviced apartments are the legal option for shorter stays.

  • Stays shorter than three consecutive months in private homes count as illegal short-term accommodation for both owners and tenants; hotels (no minimum) and serviced apartments (7-night minimum) are the legal short-stay options. (source, 2026)
  • HDB requires each tenant to rent for at least 6 months per approval; short-term letting of HDB flats or rooms is not allowed. Approvals run up to 3 years (2 years if any tenant is a non-Malaysian non-citizen). (source, 2026)
