These terms apply when you use flatapartments.com (the "site"). By using the site you agree to them. Please read sections 2 to 4 in particular: they explain that we are a search and comparison service only.
1. What the site is
The site is a search and comparison service. It helps you find apartment and flat rental websites and portals ("providers") and links you to their own search results. We do not own, manage, rent, inspect or verify any property. We do not accept or publish listings directly: every offer and listing you reach through the site is published by a provider on its own website. We are not an agent, broker or representative of any provider, host or landlord.
2. We are not a party to any booking
Any booking, reservation, rental agreement, lease or payment is made on the provider's website, directly between you and the provider (or the host or landlord it represents), under the provider's own terms and conditions. flatapartments.com is not a party to that contract and has no control over it.
3. What we are not responsible for
To the fullest extent permitted by law, flatapartments.com is not responsible for:
- the accuracy, legality, quality or safety of any listing, property, description or photo published by a provider, host or landlord;
- prices, fees, taxes, deposits or availability, which are set and shown by providers;
- bookings, payments, refunds, cancellations, changes or no-shows;
- disputes between you and a provider, host or landlord, including about the condition of a property or the return of a deposit.
Please raise any of these with the provider you booked with. They hold your booking and payment and are responsible for resolving them.
4. Prices and availability
Where the site shows a price, it comes from a provider's official partner feed or API at the time of your search. Prices and availability change frequently and may differ by the time you reach the provider's website. The price and terms shown on the provider's checkout page are the ones that apply. We never estimate or invent prices, ratings or availability.
5. How we earn money
Some providers pay us an affiliate commission when you click through from the site and make a booking. The commission is paid by the provider and does not increase the price you pay. It does not affect the order in which providers are shown. Links that earn us nothing are labelled. See How we make money. The site may also show advertising, always labelled "Ad" or "Sponsored".
6. Information on the site
City and country guides and rental-rule notes are general information, not legal, tax or immigration advice. Local rules change. Check current requirements with the provider or the relevant authority before you book.
7. Acceptable use
Don't misuse the site: no automated scraping, overloading, interfering with its security, or using it for anything unlawful.
8. Liability
The site is provided "as is" and "as available". To the extent the law allows, we are not liable for any loss arising from your use of a provider's website, any booking you make with a provider, or any property you stay in. Nothing in these terms excludes or limits liability that cannot be excluded or limited by law, including your statutory rights as a consumer.
9. Third-party sites and trademarks
Links take you to websites we don't control; their own terms and privacy policies apply there. Provider names are trademarks of their respective owners and are used only to identify their services. Their use does not imply endorsement.
10. Changes
We may update these terms. The date at the top shows the latest version.
